Main issue I am seeing is oversupply of vacant rentals in my opinion.  There are about 3 times as many as we have seen historically this time of year so that is a bit concerning.  It may even out but only time will tell.  Buying 10 is the easy part the hard part is finding ones where the numbers work and I would be cautious on rental estimates as we are seeing rates come down some.

I own in a Cincinnati suburb and was looking to bring operations more local to my new DFW residence. Saw a quadplex for sale in OKC and I saw that it happened to be managed by you after reading this thread. Small world.

During the peak season the high demand areas generally go with schools so basically draw a "c" around the metro and you have it, edmond, deer creek, piedmont, yukon, mustang, moore, norman.  there are some metro areas that have high demand all year but those also tend to be more transient (move more often) as they are considered more "trendy" and often the renters do not have kids and so school year and school friends and schools do not dictate where they move.  Also more inventory in this area is smaller ie 2 bed or less or only 1 bathroom which are often a turn off to folks with kids like me.  Plaza, Paseo and the village are always well liked if schools are not a big concern to a tenant.  really depends on the clientele you are looking for.

Thanks for the info Rhett! The Edmond, Yukon, Mustang, and Moore rentals have been producing well for us. Are you seeing an increase in inventory in those cities recently? If I'm able to buy 10 homes a month in those areas I would in a heartbeat.

A quick and dirty way to find the best markets is looking up the section 8 voucher program and look at the highest tier zip codes in your area
