Quick question for out-of-state owners heading into 2026
I’m seeing owners try to decide -
- Hold — cash flow works, systems are solid, management’s doing its job
- Refi — plenty of equity, but returns don’t match capital tied up
- Stabilize — good building, but rents, maintenance, or management drifted
- Sell — priorities changed, distance or simplicity matters more now
Two properties can look identical on paper and still call for totally different moves. Usually comes down to equity, upcoming CapEx, taxes, and how hands-on you want to be. It can be a difficult decision - especially when things are a bit shaky but the property could be worth stabilizing. I hate to see people sell as is out of panic.
Curious how others here are thinking about their out-of-state rentals going into 2026.
