What's the #1 challenge people face when buying their first investment property — and how did you overcome it?

Curious what the BP community thinks — looking back at your first deal, what was the hardest part of the whole process?

A few areas I'd love to hear about specifically:

  1. Finding deals worth looking at. Was sourcing properties the bottleneck — too much noise, not enough signal? What actually worked for you?
  2. Filtering out weak deals quickly. Did you have a fast gut-check system before diving into full underwriting, or did you waste time analyzing deals that were never going to work?
  3. Overcoming analysis paralysis. How did you get comfortable enough to actually make an offer? What made you confident a deal was good enough?

Would love to hear what tripped you up the most — and what advice you'd give someone going through it now.
