best entry-point flip markets in Cincinnati

I'm mapping out areas to start a fix-and-flip business in Cincinnati. My target exit profile is affordable single-family homes with a $200k-250k ARV.
I know the market is incredibly block-by-block. For those doing volume right now, where are you finding the best balance of predictable buyer demand and realistic acquisition costs? I was looking into College Hill and Monfort Heights, would love to hear more from you, which zips i should focus on.

I would also add that looking at recent rehabbed comps will help you identify blocks that have seen multiple property rehabs which is a good indication that the price of poker as they say is going up in those neighborhoods.
