@Account Closed do you mean buyers?  Or are you meaning people that already own the homes but live out of state from that property?  Help us narrow it down some because both of those would have drastically different methods....there might be something different that you are trying to accomplish too.  Just let us know what the end game is and we can help a little better.

Where are the best places to find out of state investors?

I've had the best luck networking in investor-focused communities like this one, local REIA meetings, and real estate conferences where people are actively looking to expand into new markets. If you're building relationships instead of leading with a pitch, those connections tend to last. If you're asking which markets attract out-of-state investors, Columbus has been a big one thanks to its strong job and population growth, major employers like Intel, Amazon, Google, Microsoft, Honda, LG, Nationwide, and Anduril, plus price points where you can still find rentals in the $120K–$180K range that have the potential to cash flow. Happy to connect and answer any questions you have!

BiggerPockets is a great place to start, but I’d also focus on building relationships instead of just looking for investors. Local REI groups, Facebook investor communities, meetups, lenders, and property managers are great sources for connecting with active buyers. A lot of investors are expanding into Midwest markets because the numbers can still make sense, so networking with people looking for cash flow and value-add opportunities is key.
