Hi,
I'm new to wholesaling. I recently came across a great deal. A very motivated landlord wants to sell a property at a huge discount. Has anyone had any success doing this? I live in Illinois and the process for evicting tenants is extremely slow (I believe it's at least 6 months).

The reason the discount exists is because of the process. Therefore if you cannot get them out cash for keys. Expect to have to extend that discount to the buyer. So I would take that into account when you establish your "fee".
