We are currently renting a town home and are considering buying it but will not be getting a good deal. We will pay what the market is running right now though. But....we just found out in the town home community that we live in a gentleman just passed away in an identical unit. We are thinking of contacting the family by writing a letter and expressing our condolences and also putting that we are interested in the property. Does anyone have experience with this type of thing? If so, any suggestions?
@Jeff Meachen It will likely take months to establish the executor of the estate and for it to be ready to legally sell. Nevertheless, you could send a letter to the property and see what happens. Keep it light on the sympathy and a little professional.

My name is Jeff Meachen. I am interested in buying a unit in X complex for myself and my family. If you are interested in selling X unit, I am willing to pay a fair price. You could avoid paying a realtor's commission, plus you wouldn't have to get the property ready to sell. I would buy it as-is.

Just don't get your heart set on this. It may work out, but like most leads, it won't. That is why investors pursue lots of deals.
