How do you sale your home without an agent?

Hello B/P family,

I am just about done with my first flip! I have asked a few people if they'd be interested in purchasing & may have a buyer soon. My question is what are the steps when completing this transaction without an agent. Im most certain that ill need a lawyer, but will the lawyer handle this from A-Z? If they are paying with cash will we need inspections, appraisals etc..? Please help me to understand

Finding a buyer is the easiest part of the transaction. It's all the other stuff where an agent earns their commission. There is a high probability that without an agent involved, the house will not appraise for what you need it to.

    @Trever Ford,

    It makes no difference to me in NY if she chooses an agent in Ohio (I am not licensed there). I also don't know the laws or regulations there. It is sort of like swapping out electrical outlets. If someone goes on a message board and asks how to do it, I say "It's best if you hire an electrician".

    In reality you pop the breaker and it's 4 screws. I don't want to be the guy that said "Just do it yourself" when their house burns down. Because quite frankly if you have to ask how to swap out electrical outlets, you should watch someone that knows what they are doing the first time. After seeing it done, then go ahead and do it on the rest of your houses.

    You can recommend to someone who is on their first flip to just jump head first into the deep end and try and do it on their own when it's their money. I generally recommend people learn first before risking their own cash. Sort of like using hard money on your first flip vs asking grandma for her medication money on the first one you try.
