HELP--NEIGHBORS ARE KILLING MY HOME'S VALUE

now be warned, i do not have any empirical data or formuals for proof. however, 2 differnt showings have loved my rehab, but said the neighbors are killing it for them and they wouldn't ever live next to such people. quick recap, 6 cars in front of their house, 3 are on grass, other 3 are on driveway or in street. not sure if i should call the city or just talk to them? they have a few kids in their 20's that live there and don't work. instead they sit in their cars that don't run, and blast rap all day. their friends come over, and they blast rap together. cars stop by all the time for 20 seconds, go inside, get 'something' and leave. drugs?? who knows, maybe not...the thing is, they're super friendly people. should i just talk to them about not killing my sale?? lol. i was thikning about offering them 500 bucks to keep quiet and clean for a month or 2 until the place sells, and pay them when the house sells...would yall consider that rude or offensive?? none of this was going on when i bought back in february, but now they're out and about in the summertime, and killing my showings. you guys have any advice?? people drive up, see 10 thugs outside, and no matter how great the house is, don't like the neighbors. don't wanna step on toes, and piss people off when i have a vacant remodeled house..then again, i need to do something. what do you guys thiink?? anyone ever encountered this and have a great solution?? thanks

Buy tickets to a ballgame for the neighbors - and schedule an open house for the starting time of that ballgame.

    can you elaborate on "did not go over well"?

    This was an interesting post, I just looked at a property that had a similar sitaution - car collection (one worked) and a social gathering every time we went by.

    What did you say, how did they react?

    i approached respectfully, told them i'd like to help them if they needed it...i even offered to buy the junk cars...i wouldn't even say they were offended..they were downright pissed off...luckily, all the other neighbors appreciated my efforts and said they'd been trying to get rid of those things for years..thus, i made friends with those neighbors who watched my property for me...not everyone will take it that bad...i've approached people with harsher words before and got positive reactions...she just happened to be a witch

    Most cities have noise ordinances - if the noise can be heard over 75 feet away it is in violation or if it exceeds a certain decibel level at 75-100 feet away it is in violation.

    Vehicles are supposed to be in running condition and licensed with the state. If not operational or nonlicensed - tickets can be issued.

    Drug situation in NC is usually supported by the local police force. I had dealers pull into my MHP at 4PM and sit on the transformers and sell till 2-4AM. Cars would drive by playing loud music advertising they were looking to buy drugs. Stop by the transformer - deal done and away they go. Police dept had me sign a notarized letter authorizing them to pick up loiterers in the MHP. Did not help. Policemen wanted to work night security while off-duty at $15/hour. If could not do it in uniform - how can they do it off duty? Bought in 2004 and sold in 2008 - same dealers still were sitting there every night! The Police Chief's son did get busted for selling drugs however before I left the state.

    Weeds and grass height is another area for code enforcement to issue tickets!

    If things worked right - you would not have the problem neighbors!

    You violated the 40/4 rule. If they are drinking 40's before 4 in the afternoon, do not buy! ;)

    I rehabbed a house across the street from a house that had tennants that constantly bickered with neighbors or themselves. I gotta say; it was entertaining. I let the guy borrow (have) $10 every week. Cheapest security I could have ever bought. He would pay me back on Friday and borrow it back on Monday or Tuesday. He would never pay the whole sum back. He was always a dollar or two short.
    It seemed like this household would always "show out" on the two open houses I did. It could have been because I finally sold it to one of their kin.
