Investing in Rental Property in Indiana

Hi all,

I am looking to invest in rental property in Indiana. My main goal is cash flow, and I would definitely need a property manager as I am out of state.

Does anyone have experience in this area, what neighborhoods are best for occupancy, tenant quality, etc.?

I live in NW indiana also, and have a few in NW indiana, and in Indianapolis.

@Andrew Farag I am an investor in Indianapolis and I work for a property management company as well. Indianapolis is a long time staple in the midwest and NW Indiana is getting really hot as well. There are also some small town markets that may be worth considering, but finding PM's for some of them may be tricky.
There are several different working strategies that are working Indianapolis right now. It really depends on your goals and resources. Since you are looking for immediate cash flow, I would consider TK's in B- to C+ areas. There won't be much equity, but they will be easy to purchase with 20%-25% down and cash flow immediately. There are a couple of good TK providers here on BP. I would recommend checking with @Mike D'Arrigo or @Todd Burton. I have had clients purchase properties from both of them and they have pretty good products and services.
