Hi All,

My husband and I are in beautiful Oaxaca, Mexico and are currently in the process of buying a home. 

Here's the details:

It's a 3 x 2 home, in a beautiful neighborhood called La Cascada about 15 minutes walking from the center of town. It's a fixer upper. It has ugly interior and we will be rehabbing it to live in eventually.

It has a small studio house in the back which can be Air B and B.

We put down 50k and the owner is financing the rest for us. We convinced her that seller financing was a great way to go. She doesn't need the cash right away, and she gets to earn 10% on the rest of the loan. 

We have a loan out currently and will pay off the seller in about 6 months. 

Rental income is about 1000k per month in the front house and we will use the back house as a vacation rental until we permanently move to Oaxaca in 1 to 2 years. 

Any comments or suggestions? Questions? We still haven't signed the final papers with the notario! 

We are happy to share our experience with anyone who might be interested.

@Trudy Pachon Greetings Trudy, my family is from Oaxaca and own a house about 20 minutes from the City of Oaxaca in San Lorenzo Cacaotepec. I'm new to real estate investing but eager to invest in México especially in Oaxaca México. I'm curious to know how one can get a loan down in México or do you find financing here in the states and take your money down there? Any advice is highly appreciated! You are very brave to invest in México and yes Oaxaca México is one of the most beautiful states in México.

    Oaxaca is awesome. I am glad I decided to purchase there. It's a bit weird right now but this too shall pass

    @Trudy Pachon congratulations. I assume you live in the states based on your location on BP. What it the process like to buy outside of the country?

    Hi Trudy - congratulations on your Oaxaca purchase. My wife and I are in Naples, FL but have spent quite a bit of time in Oaxaca over the last few years.  From Jalatlaco neighborhood in Centro to Teotitlan del Valle to Puerto Escondido.  We love it!  I am very interested in your experience buying and rehabbing.  Please private message me if you are interested.  Thanks!

    We are still in California now, but are planning on moving down there next year, if all goes well. We have the place rented now, and haven't had any issues. But the pace of getting our home in our name has been incredibly slow! We just finished the last step and are waiting for the paperwork to go to our notario. It's kind of unbelievable that it's taken this long. 

    We are in La Cascada, Jalatlaco was a bit too pricey for us! But it's a fun neighborhood. Our colonia is a bit more unhip residential, but it still pretty close to everything. 

    We are planning on buying a van in BC, and then driving down to Oaxaca. It should be interesting with all of our stuff and our dog!
