Hey Brittany. Welcome to BP! I have looked at Pueblo on and off for awhile now. I even put some offers in years ago because the prices were so good. At the time the properties I found were near the 2% rule. I never pulled the tigger though. I do know you need to do some research about where in the town you buy. There are some nicer areas that people like to retire at because their set incomes can stretch a lot father there than other places in Colorado. I personally did not spend enough time researching and learning about the area to feel comfortable to invest. But I do know a few investors that have found good success down there.

I have heard a few people mention that as rent prices have gone up in Colorado Springs they have considered Pueblo as an alternative. I would keep an eye out for investments from big companies. A Kmart in town recently went bankrupt and there were talks of a Costco moving in. I think that Costco investing there would be a good sign since they'll certainly do their homework. With that said I have also read that a Safeway left the city (I think on the west end) and nothing has filled its spot. It's a tough city to read. Prices are pretty tempting though.

@Brittney Guy. I have 2 duplexes in Pueblo. I also worked for Safeway there. I worked at all 4 stores as a meat cutter, and managed one meat Dept there. The one that was referenced as having closed by the other poster was the newest one. It was the flagship store for that whole southern Colorado area. I don’t know if they closed that store but there were 3 other ones in Pueblo when I worked there. As to the rentals the first ones I bought were there. I still have them and they have been good producers. I have had very good luck keeping them filled until recently. I had one half of a duplex go empty. Every time some body goes to look at it the tenant across the street hollers obscenities at the PM and perspective tenants. She has called the police but they don’t seem to be much help. I would say it might be smart to do a lot of research on what area you are buying in. The duplex I am speaking about was in a good area at the time of purchase but in 5 years I think that area has slipped. I’m thinking of selling that duplex but haven’t given up on it yet. RR

I have been doing research on the Pueblo Market and it looks like the market is strong and has grown over the past few years.

Would love recommendations on who to talk to. We are looking for multi family properties to begin our investment portfolio.
As many of the previous posts mentioned, a lot of investors have gone to Pueblo as prices have skyrocketed in Denver/Springs. We're looking at a couple areas in Pueblo, especially near Walking Stick Golf Course/CSU area, there is a lot going on there and many of the neighborhoods are very nice.
