Good Afternoon BP,
I'm new to the forum and to this game. My wife and I recently purchased a nice SFH in 21213 (Baltimore) and are looking to entrench ourselves in the real estate investing game. We just closed on a 25% down property with pretty decent curb appeal & are working our way through the Baltimore City government rental maze.
We are happy to be here at BP & looking to meeting like minded investors in the area.
Any guidance on investing from afar? We have met with the neighbors & have sincerely committed to bringing good tenants to the area. We are reading every book out there and listening to all the podcasts, but again are looking for a good team of trustworthy partners to keep this ship sailing.
Our primary focus now is buy & hold properties for long term passive income.

Hi Brian welcome to investing and the forum. What are the numbers like on your deal? My main suggestion if you plan to scale is to put the property management. It was a choice that helped me to accelerate the growth on my business when I made that choice. There are different schools of thought on it but for me having those aspects taken care of enabled me to focus on growth.

@Brian Lewis - fortunately, you're not really investing from afar. I used to get to Baltimore from Reston in 1 hour. Granted traffic has gotten a tad worse, you're still not that far away. Put it this way, if you had to be there you could. That said, be careful about Baltimore. There are tons of good opportunities just as there are blocks that will not see improvement for years.

$77k purchase price w/ 25% down. Inspection was great & we are only considering replacing carpet in basement. Hope to have rental approval and voucher authorization soon to get a tenant in. Will be relocating pretty far away soon, but with the right management team, will continue to invest here. Any and all tips are welcome!

@Brian Lewis Welcome. Congrats on your purchase. Baltimore city very block by block so definitely know where you are investing in. Since you have started investing in 21213, I will suggest you look up some development trends in the Broadway East Neighborhood in particular. Who was your lender on the property?
