Reno and Carson City Nevada AirBNB

Is anyone doing short term rentals (AirBNB, VRBO) in Reno or Carson City, Nevada? I am trying to better understand the market demand, occupancy rates, seasonality of short term rental demand, nightly pricing ranges. I am currently evaluating some properties from out of state.

Robert, with experience with AirBnB in Lake Tahoe (Nevada side) I can tell you there has been much discussion about tightening up STRs. South Shore has had much stricter regulations in place but north shore is looking to start a permitting process, which last I heard for Washoe County (same county as Reno) would be a $1100 registration for permit each year along with some pretty strong regulations regarding response time and property management while guests are on premise. As for the other side of the hill, Douglas County which butts up to Carson City, has recently halted the issuance of any more permits. Hope this is helpful!
