Is anyone doing short term rentals (AirBNB, VRBO) in Reno or Carson City, Nevada? I am trying to better understand the market demand, occupancy rates, seasonality of short term rental demand, nightly pricing ranges. I am currently evaluating some properties from out of state.

Robert, with experience with AirBnB in Lake Tahoe (Nevada side) I can tell you there has been much discussion about tightening up STRs. South Shore has had much stricter regulations in place but north shore is looking to start a permitting process, which last I heard for Washoe County (same county as Reno) would be a $1100 registration for permit each year along with some pretty strong regulations regarding response time and property management while guests are on premise. As for the other side of the hill, Douglas County which butts up to Carson City, has recently halted the issuance of any more permits. Hope this is helpful!

As someone who is looking to retire here, and can only do that STR income for the first couple of years, I am following this issue very closely. Especially since I am in NYC.

Chris, true enough. In talking with some folks pretty high up, it appears the registration/permitting will start on or near August of this year.....should get interesting.

I see where Douglas County temporarily suspended permits "effective until the Board approves a new ordinance intended to address ongoing issues concerning public health, safety and welfare in relation to the operation of VHRs in the County". I suppose it is a good sign that there is a lot of demand for STR in this area.
I can't find anything about Carson City proper though.... Does the east side of the mountain, in Carson City, have enough AirBNB demand to sustain a STR all year?
I also was wonder about Carson City. I looked their county site and they didn't have specific details or timetables like Douglas and Washoe. Michelle, any intel there?

@Robert Kesler Hi Robert, did find out about demand in Carson City? I currently have a long term rental in South Lake Tahoe and one in Gardnerville but interested in possibly monthly rental or short term in Carson City. They have the capitol there and a large hospital, thinking there could be demand for traveling professionals. Let me know if you pursued this.
@Orion Izzard I have rented out my house via Furnished Finder to a travel nurse and have an additional tenant that rents part time when she's in town for work (government). There is definitely some demand. I'm planning to keep my house, enjoy the proximity to the Sierras Spring-Fall and rent it out in the winters.
