Question for seller about net cash flow of their property

Question for seller about net cash flow of their property

Member since 2022 · 2 posts · 0 votes

Is it appropriate to ask the seller or listing agent (if the listing agent has any knowledge on the property logistics) about what the gross and net cash flow is for their commercial property? I am super beginner and I don't want to come off as rude to the listing agent by being straight to the point about this lol. Thanks!

Not only is it appropriate, it's mandatory.

Ask for NOI, (Net Operating Income). If you ask for the "net cash flow", to me that would imply you are asking what the seller is cash flowing after his mortgage is paid, and that isn't really going to help you because your mortgage and loan amounts will most likely be different. Also, depending on what stage of the purchase process you are in, be sure to get a copy of the past 12-36 months worth of their "profit & loss" statements.

If you make an offer, you should require that they provide you with ALL financials on your LOI. Income, expenses, lease, tenant financials, insurance claims, service contracts, etc. No stone should be left unturned.
