Looking at a medical office that is currently leased by a large hostpital network. There are 3.5 years left on the lease. Because it is in an area where another tenant may be difficult to find, I'd like to get them to renew as a contingency in the purchase offer. Is it too early for them to renew?

You can of course ask for anything you want. But if I was a seller, I would not agree to that contingency. Nor as a tenant, especially being a large hospital network, would I renew a lease with that much time left. Way too many things can happen in 3.5 years and plans always change.
