We sold our largest self storage location. See separate post.  Wanting to reinvest back into the market so we do t lose out to inflation. Part of the funds we are closing on a five acre future Storage location.  Will wait a year for building costs to go down

We also just won at auction 75 acres we will do a housing subdivision on.  In another posting I showed our Journeys End subdivision we did.  Sold out in one year. 

Don’t expect this location to selL that quick with interest rates up. 

75 acres of farm ground.  50 acres tillable.  Rest is a big ditch with a running stream of water and very big cottonwood trees. 

Auction process.  We are currently on a 10 day tour in Italy. Rome, Venices. Assisi. Orvieto  Cinque terre. 

Looked the property with our realtor and decided on a top price of $9,000. Bid on $500 increments to $8,000 and then in $100 increments. He called us at dinner in Rome and let us know we got the property

Went down to the last $100 bid to $9,000 to win. 

Next steps. 
A.  Meet with county road group and determine road entrance accesses.  Key issues, we are required a minimum of 2 acre sites and 600 feet of road view each way. 
B.  Pull out our Journeys end subdivision covenants and update them.  Since this is near Silver city.  Might call it Silver lake since we will build 2 or 3 large ponds on it.  Maybe 15 acres in total. 
C.  Determine if we will sell it all under a subdivision whose process took us about 9 months last time.  Or just sell individual lots not in a subdivision.  Which we just need to survey off and record. 
D.  Farmed land. We don’t plan to sell anything for a year so we only pay capital gain and not ordinary income tax.  38%?? Versus 20% tax. 
E.  Farm rental. Hopefully keep the same farmer. Currently $250 per acres on 55 acres.  They have control until March 2023. Since I want access now to do some dirt work and also want them to farm a certain way might offer them the ground for 2023 for zero$.  Plant 100% soybeans next year so ground is smooth and easy to plant grass seed into.  Cornstalks would require me to disc them in. 
F.  Depending on driveway access break the ground up and establish lots.

    Signed realtor agreement/listing for a year.  7% sales commission.  

    Two concrete entrances each.  24 foot wide since meeting County Road width requirement, decided on 40 Foot long, raked surface for traction, "Wings" on the front two sides so vehicles don't keep hitting corners of road, turning in to soon.  These two entrances are on our "Private Roads" which mean several lots can use, versus Shared Driveways.  Doing these two entrances since they will have 4 and 7 households using these entrances.  Want them to not wear out, and also to have good traction during the snow/ice winters.  Contractor Quoted $6,950 per entrance with rebar and 6 inch thickness.  He will start next week.

    Already have two contractors who want to put signs up.  Buyers can use any contractor they want.  

    After Easter Holiday will contract Electric Company to install underground.  Then after that the Fiberoptics group.

    Signing our first sales agreement.  Largest lot.  6,9 acres for our list price of $225,000.  Local person already in a small lot subdivision.  Want to move to an acreage.  We priced at a midpoint for our market so price isn’t an issue.  Very few of these 2 to 7 acre lots on the market so we are filling a niche.  

    It will be great if we can get 2 or 3 of these lots sold this year if the 18.  The activity and the buyers and builders talking will help stir the pot.  

    Realtors office is going to put a separate landing page on their website to market.  Can do google ads direct to our subdivision.  This is a small market so it will not get drowned out.  Subject to our key word selection we should catch people looking for properties.  

    Underground electric is 6 week leadtime.  Will be about 1 1/2 miles.  Fiber optics will come after that within a month.  

    We are financing so no interest expense with a bank for pressure.  We will need to sell around 9 of the 18 lots to breakeven after all expenses.  There has been activity on lots to build so similar properties have sold in our area.  Just like our self storage development I will be the happiest when the 9 are sold versus all 18.  The gorilla will be off our back.  Already have another property identified to do another subdivision but will wait till we sell the first 9 here before looking at that property.  Even better location and situation.  Let’s see how this market and the economy holds up.  

    In the mean time closing on an additional 89 acres in Belize to plant more Teak.  Already started clearing land and plowing rows.  Waiting on rainy season to start and seedlings to be ready.  Will plant about 60 acres this year.  Remainder next year.  

    Self storage is monthly cashflow.  Subdivisions are midterm.  Teak plantation is Longterm and rides over economic turmoil.  All 3 are virtually passive except for startup.

    Sold our 2nd lot this year.  18 total. Doing good about 4 months into opening.  This buyer bought a small lot of about 2.3 acres for $90,000.  So no logic thus far.  Both the largest and the smallest lots have sold.  Good to have a mix. 

    This buyer had been stationed at the nearby military base and wants to retire here.  Even though both buyers are using bank financing they are both existing home owners.

    Got news on the second lot their water well came in over 2x gallons per minute.  8 is ok.  Plus the driller hit good clean sand at 111 feet all the way down to 150feet.  That means there is a large pool of clean fresh water on site.   In a country setting Water access is THE most important aspects.  

    We are waiting on the fiber optics install.  The contractors Plow broke down.   The electric is all drilled.  They just need to pull the wire and set boxes.  
    Developing a project boils down to what you control and don’t control.

    “It’s a beautiful day”.

    McRib plus $1 for second sandwich back on the menu.

    Realtor called.  Have an offer for a third lot. $5k nonrefundable deposit.  Close by Dec 22nd.  It’s just a lot so easy close.

    We did this all cash so each sale is cash back to us.  After commissions and income tax we will break even around lot 10 or 11 out of the 18 lots.  In a separate post we bought Cargo containers.   Will probably do 100% writeoff to offset this profit.  

    We did not do a 1031 from the source of these funds or into another property.  Since we develop more than we buy and our cash in cash is usually 100% to 400%, 1031 hampers is from making deals.  So we pay the taxes and gain flexibility and speed doing the next development deal.  

    The second McRib is for my dog Daisy  tonight.  

    Electric company bored underground pipe a while back.  Just getting ready to install boxes and wire.

    All electric boxes installed.  Now waiting on Fiber optics company to install Internet.   Have 3 lots sold.  But subject to electric and fiber installation.  3 lots sold will be a great start for the year since we just went to market in the summer.

    Sold our third lot.  We always drop off treats, cakes, pies, etc for their whole office about 20 people.  This time we dropped off 4 pies.  We just deal with our agent.  By celebrating with the entire office makes our subdivision more visible and “desired” within the whole office.

    Had an offer on a fourth lot.  Lot 7.  Listing price $170,000.  Offer $165,000 with $5,000 nonrefundable deposit.  Will counteroffer back to asking price of $170,000. Sign the offer tomorrow.  They are already pre-approved with a local bank.  They would have used the original Asking price.  This is our second Subdivision.  Have let our Agent no, we will never accept less than asking price.  This way we don't get into negotiations on every offer.  Plus, our list prices are very doable.

    Lot 7 is one of our best lots.  About 7 acres.  Trees along the back.  Small pond on the side.  Already put large boulders along the front road with 8- to 10-foot-tall white pines transplanted 2 years ago.  Plus, this site is flat on top, with a slope to the back.  People like walk outs.  People like water, trees, boulders, views and walkouts.  Views and Walkouts you can't do anything about, once you selected your site.  The others you can add.

    Will try to find out their particular finance situation.  If they had cash, equity in a house they are selling, etc.  Thus far all previous 3 sales, the buyers have been financially capable.

    Had some activity on two other lots 2 weeks ago, but none came thru yet.  So, there is activity going on in the market.  Iowa where we live has had an Open winter with little snow, rain or ice.  Folks must be thinking about springtime.

    Taxes-  We sold 3 lots last year so they will be on our tax returns. Will discuss with our Tax Accountant about Cost segregating the Subdivision costs.  This will be easy since we subcontracted all parts.  Roads, Electric, Fiber Optics, Trees, Surveying, etc.  We should be fine for 2025 on taxes.  But may do the Year 1 write-off on some of the Subdivision costs and rollover to 2026.

    Marketing- had a website built for the Subdivision.  You can google Silver Springs Subdivision, Glenwood, Iowa.  Also had our Agent do several Youtube videos.  Also, Google Ads.  Since there are 18 lots and it will take generally up to 5 years to sale, this marketing investment will be worth it over the long run.  This will be 4 lots out of 18, with us opening up for sale about July of last year.  Moving along pretty good.  FOMO should start to hit once these start to build.  Once we sell 9 out of 18, we will increase the prices by $10,000 each.

    The Lot 7 sale above fell through.  We adjusted their offer for something they were worried about and then changed back to our asking price.  They decided to take a pass.

    About 2 weeks later we got an offer on lots 7 and 8 which are side by side for full price.  Law enforcement couple out of the city.  They have 30 days to do a test well.  Otherwise, it will close at the end of that period.  That will be 5 out of 18 lots thus far sold since we opened July 2025.  This has a non-refundable deposit of $10,000.  We do this so no one is tying up a lot without skin in the game.

    Financing for them was pre-approved by our local bank. They are used to financing Land up construction.

    These two lots have a joint access entrance.  Both sides were lined with large boulders and now 8-to-10-foot white pine trees.  Water/streams on 3 sides.  Existing trees already on those 3 sides.  Nice walk out basement since it is on a slight hill.  People like walkouts, boulders, trees and views.

    Investment is going well.  With the 5 sales when they are completed, we will have our Land investment back.  Then need another 4 lot sales to cover development and closing costs.  Depending on lot prices, around 9 or 10 lot sales we will have recovered all costs.  Although sales are going well, still plan on a 5 year sell period.

    Made a separate post on the development of a website for this subdivision.  Since it will cover a 5-year period, figured it would be worth it, for the first 2 or 3 years.  SEO did a presentation of what is out there already.  He will make a few changes and add some things as discussed.  Then we will review in another 2 or 3 months.  Based on our other websites it can take up to 6 months to start getting traction.  The realtor and his office also are marketing the Subdivision, but I feel it gets lost in all of their properties.

    Our agent messaged water well for lots 7/8 completed.  163 feet deep.  45 feet of water.  This well is on a

    Slight hill of about 30 feet, which made the well at 163 feet a little

    Deeper than the other lots.  Once they hit water they don’t stop.  They like to go till they don’t hit water.  So there is plenty of water.   So this well has 45 Feet of water above the well which is both great for volume but also for pressure.

    Enjoying 3 days in Paris then onto Greece.   This project was mainly paperwork and

    Contractors up front. Now passive on the backend.  Our Agent takes care of everything.

    Threw a takeout barbecue at our realtors office.  Since opening last June have sold 5 of the 18 lots which is great to start momentum.  Invited everyone that helped with the subdivision.  Auctioneer, agents, electric company, banker who financed some property buyers, farmer who planted grass seed, surveyor, insurance agent, dirt work,  etc.  

    Wanted to thank them but this is also free advertising.  

    Grillmasters is our neighbor who is the front person in the picture.    Also our neighbor with his side business.   Try to keep things local.  

    Google “Silver Spring Subdivision” to see layout, pricing, lots, covenants, etc.  In case you think about doing country

    Subdivision lots.  Doesn’t have to be 18 lots.   You could start with 2 to 4.
