Office or Retail multi-tenant value added propeties

I am planning a 1031 Exchange of a STR property and am looking for an office or retail multi-tenant property to flip to. I have owned a few of these properties in TN and did well with them. I bought them with management issues and vacancy and with some value-added improvements and good management got them full and increased NOI. I sold and made a good return on investment. I am looking at what market areas might have similar properties today. Good solid markets probably in the middle of the country with reasonable pricing. Possibly properties that have not kept up with the times or are being poorly managed?

I am looking for properties under $2.5 mil. and with good upside potential.  Kind of commercial fix-n-flip type properties, but I plan to keep this one.   Anyone out there investing in this space and know of markets to investigate?  Or maybe properties considered and not pursued as they were too small for your investment appetite.  Thanks for reading and responding.
