I am planning a 1031 Exchange of a STR property and am looking for an office or retail multi-tenant property to flip to. I have owned a few of these properties in TN and did well with them. I bought them with management issues and vacancy and with some value-added improvements and good management got them full and increased NOI. I sold and made a good return on investment. I am looking at what market areas might have similar properties today. Good solid markets probably in the middle of the country with reasonable pricing. Possibly properties that have not kept up with the times or are being poorly managed?

I am looking for properties under $2.5 mil. and with good upside potential.  Kind of commercial fix-n-flip type properties, but I plan to keep this one.   Anyone out there investing in this space and know of markets to investigate?  Or maybe properties considered and not pursued as they were too small for your investment appetite.  Thanks for reading and responding.

why not just keep doing the same location? no reason to find something new

    Hi Ronald,

    Although I have some realtor friends looking for properties in those markets, I wanted to expand my search to other possible markets that might offer similar investments.  I am also looking for investors who have their ear to the ground for these opportunities who might be able to direct me to them.  Wade

    @Wade Wisner, this is a great way to take advantage of those tax dollars and maybe find an investment property/properties in growing markets. Investors who are looking to consolidate or diversify their portfolios will also do this.

    Because you're searching out of state, you just want to make sure you're proactive with your search and identification period, so I always suggest my clients have a pretty good idea of what's gonna be on your list, even before your old property sells. Even better than that, if you find a property you really love, try to get under contract right away. You can't take title to your replacement property until your old property is sold, but nothing prevents you from getting it under contract. You could add contingencies for extended closing and add a little earnest money on your end to help motivate the seller.

     @Wade Wisner if you are specifically interested in expanding to a new market I could certainly make an argument for central OH.  You could really get into just about anything from inner city mixed use/strip center type buildings that need work, or go 20 mins outside the city and find a more "rural demographic" and still find some retail strip centers or perhaps a "mixed use" industrial type building.  there are many "sub markets" in the larger MSA so depending on your goals and strategy there is likely a "sub-mnarket" you could target.

    Smart move focusing on mismanaged properties - that's where the real money is. One thing I'd add: drive the actual streets, don't just rely on online listings. You'll spot the signs of poor management (deferred maintenance, vacancy signs up too long, outdated signage) that aren't obvious in photos. Plus talking directly to tenants can reveal management pain points the seller won't mention. What markets are you leaning toward right now?
