Hello, I am new to this forum, so forgive me if this has been answered.
But where do you feel is the best place to look for pre foreclosure lists? I would like to pursue this avenue in purchasing and investing in my first home.
Thanks
Hi Cheryl
WARM Welcome to Bigger Pockets. I would start with the Title Company and request them for that information. Its free of cost and you repay them back for their service by closing with them and create a long-term relationship.
Cheryl,
Your profile doesn't say what city you are in, but in every major city you will find a financial newspaper where notice of foreclosures are printed. The laws usually specify that notice of defaults be advertised to the public for some period of time prior to the sheriff's sale. In my city, I look at those ads, extract the addresses in zip codes I like, and send them letters - the more unique the appearance the better so they will stand out from other form letters. If the deal looks especially good, I will try to hunt down their phone number and call them directly. Good luck, Mike
actually, i found a website that is dedicated to homeowners that are in this state of delinquency. over 30, 60, 90 days past due. and they can list their home for sale before going to foreclosure. I forgot the domain name but am searching for it and will try to find it again.
Get a subscription to you local legal news thay will give you at least three weeks befor the auction. Anouther good avenue is form an alliance with a realtor who does BPO's (broker price opinions) the lender will have a realtor give them there opinion of the value of a property once they become delinquent in preperation for the auction this avenue may give you a couple of months.
