Hi I'm looking for recommendations on what web sites investors are finding most helpful to find deals. I have been looking at foreclosure.com, home search .com property search and others.

For potential off-market deals, try e-mailing old apt/housing for rent ads on CL that aren't a PM. Ask the private LL if they ever consider selling or lease optioning their home to let you know. A lot of them will reply back that they will keep your info for when the time comes. Just a cheap, easy idea @Nancy Lucia. Good luck!

If you're really after REOs, find an REO agent in your area. Once you establish a relationship with one or two of them, you will get a shot at some good properties. Once they hit the "public websites" they've been picked over a bit.
