Best way to contact and convert pre-foreclosure property owners

Good morning BiggerPockets community! On my path to building first generation wealth I’m currently focusing on properties in pre-foreclosure. I want to get advice on what are the best ways to contact a property owner currently in pre-foreclosure (direct-mail, door knocking, phone call, etc.)?

Door knocking pre foreclosures is very difficult. Something is arwy in the homeowners life. You need to approach them as if you had no idea they stopped paying their mortgage. Knock on the door and say " hi my name is rich and after driving through this neighborhood your home caught my eye, would you consider selling in the near future or give me the right of first refusal when you are ready?" This should ease the tension. Then they will ask why you want to buy and you tell them youre a real estate investor and this is your job. Try to build repport from here say how do you like living here? what are the pros and cons to the area. Get them talking about their home. Allow them to tell you they are up ***** creek and stopped paying their mortgage. Then offer solutions. If they say no tell them okay thank you please take my contact info if anything changes, and have a nice day.
