Soliciting preforeclosures in WA

Anyone have any experience with pre foreclosure soliciting in WA. I’ve read through 61.34 multiple times and it doesn’t look like there’s any language on not allowing soliciting as long as your fulfilling your fiduciary duty.

In Washington If you are an attorney, real estate agent, loan officer or certified loan modification agent you can solicit as long as you follow the law. Anyone else can be charged with a crime.

It requires you to have a fiduciary duty to the owners of the home. You are not allowed to take over their payments, you are not allowed to buy the property at a discounted price from market value. Any one wrong turn you make, can land you in court and in jail.
Its fraught with danger. I would never recommend that anyone do it?
