Low flow toilets and shower heads to reduce water use?

Question

Apartment investors - what are you favorite low flow toilets and low flow shower heads to reduce water consumption?  Do you also see a big ROI on replacing kitchen faucets and bathroom faucets? (brands, model?)

Anybody try just replacing the aerators in the faucets vs replacing entire fixtures?. Would that have similar water savings?

And what % of water savings do you see if you implement all the low flow fixtures?

For me low flow toilets and older plumbing were not a good mix; constant plunging and double flushing made me switch back.

Depending on where you live, there may be some government subsidies available to help offset the cost of going low-flow. Oregon is just one example. A recent deal a friend did there involved swapping out 20 showerheads/toilets. State funding paid for all the materials.

Agree with @Anthony Vicino. Oregon has many programs to help property owners for energy savings. I'd check your state and local for similar programs.

My mentor in multifamily once told me the first thing he does when buying a building is change the toilets to one's with smaller tanks.

calculate what water costs per gallon. The difference in tank size is how much less you pay per flush multiplied by the amount of  toilets.

depending on how many units and the difference in tank size, it can have a major impact in noi and the value of the property on paper.

keep in mind the cost of labor and materials.

Toilets and showerheads make sense. Never noticed an additional requirement for plunging. Water use in stabilized properties was up to 90% lower. Some of that was leaks.
