Requiring Sprinklers in fourplex

Hi BP Community,

PM here in Pittsburgh Metro and the owners want to convert a duplex into a quad. I am being told that sprinklers will need to be installed as it will be a considered commercial beyond 2 units. Does anyone have any experience doing this or come across this requirement?

No experience, but bizarre that they are saying it will be considered commercial when it's more than 2 units. Everything I've ever read has been 5 or more units is commercial.

I do not believe this should be considered commercial but there is typically zoning that allows for only single family and zoning that allows for single or duplex. I have not run into this case in particular regarding sprinklers but have seen different requirements for single-family and multifamily (1-4) units.
