Learning and Preparing for My First Small Multifamily in Washington

Hello everyone,

My name is Olaf, and I am based in Yakima, Washington. I am currently learning about real estate investing and preparing for my first small multifamily property, ideally a duplex or triplex, through an FHA or other low down payment program.

At this stage, I am focused on building knowledge, analyzing deals, and understanding financing options so I can be ready when the right opportunity appears. For those who started small, what steps helped you prepare before buying your first property?

I appreciate any insight from members in Washington or nearby areas. I look forward to learning from your experiences and connecting with this community.

    Hey Olaf,

If you’re open to Midwest opportunities, starting small with duplexes or triplexes can be a great way to gain hands-on experience. The region often has undervalued, off-market properties with solid cash flow potential, and building a reliable local team of contractors, property managers, and other resources can make the process smoother. Focus on analyzing deals carefully, running numbers conservatively, and learning from smaller rehabs or rentals before scaling up.
