Focusing on micro-markets: North Florida workforce housing in 2026

I’m treating 2026 as a year for “surgical” investing—less macro speculation, more micro-market precision.

I’m currently analyzing North Florida workforce housing corridors, where:
– Job growth remains steady
– Renter demand is employment-driven
– New supply is constrained

Curious how others here are defining their buy box for the next cycle.
Are you narrowing your focus or staying broad?

Same target  Work-Force but south Florida,

But we changed from Multifamily to Co-living Strategy. We have over 60 doors and 4 building 14 units under construction. Our group did 212 degree change.

Appreciate that — and agreed on the surgical approach.

We’ve narrowed our buy box to workforce housing as well, with a shift toward co-living in specific South Florida submarkets where affordability pressure and employment density intersect. Less macro speculation, more execution at the submarket level.
