Hi RIBP community -- I'm currently evaluating a few properties which, given the new RI ADU regulations in Providence would allow conversion of a currently unlivable (unfurnished) 3rd floor / Attic space --> a legal 3rd unit. Does anyone here have any recent experience or contacts (GCs / investors) I could reach out to discuss further to understand potential complications and costs? Thanks.

I cannot speak regarding local ADU regs, or local contacts, but just generally you need to ensure, with an engineer, that the current "floor" or exposed joists the floor will be located upon are of adequate strength for the expected load. I've seen older properties with 24" spacing and 2" x 4" joists, which came very close to dropping a bathtub full of water into the livingroom. You also need to know if you have adequate headroom to be approved for living space. If there is old insulation, it may be deteriorated or odorous, or harboring rodents, and need replacement. The wiring which is likely under the insulation needs to be inspected and corrected as necessary to pass current codes. Your general electrical system needs to be able to handle the additional loads you will need in the new living space also. You may be required to have adequate parking, and must know the limits and setbacks related. There must be adequate means of egress in case of fire, which potentially includes windows larger than a specified minimum size.
There is a lot to consider, and a lot of local laws you need to take into account. If the home is newer, and/or if you have original plans for the structure, that can save you some time and expense, but you need to rely on an architect and a solid Contractor to get much useful info for your specific case.
