No, you definitely do not want to furnish your Section 8 rentals. You want to do the exact opposite of that. You want to renovate those things like they are prison cells.

Quote from @Bill Vaughan:
Is furnished an advantage for sec 8 apartments or sfr?
Where does everyone rent their apartments these days? Facebook marketplace fb groups? Where else?
I like this topic @Bill Vaughan because the way you market and rent a property can make a big difference, especially when you are building a rental portfolio. I’ve seen that investors sometimes focus so much on getting a tenant that they forget about having the right lease, understanding the property rules, and making sure everything is set up properly from the beginning. As a real estate attorney, that is something I pay close attention to because small details can become bigger issues later.
I’d be interested to hear what other investors are seeing work right now for Section 8 properties. Happy to stay connected, @Bill Vaughan. I always enjoy conversations like this because there is a lot we can learn from what other property owners are actually experiencing in the market.

Why would you want to offer furnished? That is a whole extra layer of inventory, maintenance, repairs (you can't expect to rent with stained/torn upholstery etc.), and replacements. If a tenant has no furnishings to be concerned with, they have no reason to stay if they get the urge to relocate. They pack their suitcase and are gone...
Besides, many S8 tenants "rent to own" their furniture, so they can have huge, overstuffed lounge areas and their idea of "style", which is likely very different from yours. Bottom line, for long term tenants, you want them with some kind of skin in the game...and a truckload of furniture they need load up to take with them is about the best there is.
