I did it!!! I got the building under contract and its time to get the funding and start due diligence! It's HAPPENING!! I feel like two things at the same time... YAAAAAYYY 🎉😀💃🏾 and OH CRAP!!! 😱😱😱
Now I have Inspections, Contractors, Title Work, and ALL the rest of the stuff that goes along with getting to the closing in 28 days!! Anybody know a good contractor in San Diego? I also need to find a reasonably priced inspector.

Congratulations! You made me lol with the oh crap sentiment. I've felt the same way and sometimes still do with a difficult tenant. You'll get a good referral for contractors here or in Craigslist or Angieslist. Good luck. Had to tell you that your post made my day!

Congrats and good luck. But let me ask you why you want a good contractor but only a reasonably price inspector? Please don't skimp here, One missed defect by the cheap (new) inspector and you just might have your oh crap moment.

I didn't mean I wanted the inspector to be cheap or inexperienced. I actually thought that all inspectors are good. I guess I was wrong. 😳😳😳
I know that contractors can create a horrible issue for a project, so I meant someone that was reliable and does good work.

Congratulations. I know that feeling. Its crazy the amount of things you need to get done prior to closing. Dont worry you will own it soon enough and then its another o crap moment at that point. lol.

Thank you for the support. LOL! 😂😂😂 I can totally see how there will be another "Oh Crap!" moment on the other side of ownership. I'll say that one in tears probably. Watching my dreams come true is an amazing feeling. I'm excited and freaking out at the same time.

First of all, congrats! Second, don't worry about feeling overwhelmed. It has happened to every real estate investor that has ever existed on their first deal. Just write down all of the due diligence, financing and closing steps and go through them one by one evaluating any new information you get along the way. Soon, this process will become boring, but that will take a few deals. Best of luck!
Your profile says your new, and you put 7 units in San Diego under contract - That's some heavy lifting. Congrats!
Thanks Aaron! OH MAN!! I'm glad nobody told me it was a heavy lift before I said I wanted it and found all the financing to make it possible. LOL! I probably would have thought I couldn't do it and that I was too inexperienced. I guess ignorance is a good thing in some moments.

Thanks Joe! I'm going step by step. Using all the tools from Bigger Pockets and all the check lists I can find on the web about making sure I check and double check my steps. My agent is AWESOME! She's been working with investors for years. She a personal friend and now my mentor in REI. I'll check with @Tim Gordon to see if he's got recommendations for contractors in San Diego.

Thank you Andrew for the well wishes and for reminding me to capture this moment so that I can remember it all - before deals become second nature. I have been using all the tools from BP and gathering more information so that I'm informed and ready to move. I figure if I study the steps all I have to do is walk them out. It's a great thing that know that some day deals will become second nature.

We all start as Newbies! BiggerPockets was built on this ideology... Pass forward what you learn to help the next person! It is great to hear people trying and striving to get out of the rat race and pursue their dreams of financial stability. Don't stop and keep learning and sharing! It is a big but very small world out there! I hope one day we get to meet across a closing table.
I think your signature quote is a true statement, "Today is the best day to invest in your future!" For tomorrow to be brighter you have to invest in yourself today!
