Love his content, Podcasts, Etc. Considering joining the coaching program to excel my probability of performing my first Multi-Family deal. I’ve been analyzing deals left and right to perfect the decision making process. Thought I’d join his coaching to get my first deal done and continue with the Law of the First deal wheel and kick it into motion. Has anyone here done coaching with him, any thoughts? @Jamie Garcia What are you specifically looking to get out of coaching? Every "guru" has their own specialty. Some are great at the analytics, others are mindset and others at marketing. Nobody excels at everything as the coaching programs are a reflection of the guru's background and personality.

Your profile says you own a construction company. That means you have background knowledge in asset, property and project management. Maybe you need help in marketing?

Alternatively, maybe you have a killer investor network but need to better understand the analytics side of the game. That will be a very different coach than a marketing coach.

My point is that most of this information is commoditized and available for free online. You need to figure out which area you need to hit the hardest (first) and then get a coach who excels at that area.

I have not looked into Michael Blank's course- however I am in the Thinkmultifamily group and have enjoyed it a lot.

It is led by Mark Kenney and Tamiel Kenney out of TX and all of the members are very welcoming. The group is very collaborative which is a major plus for us.

Definitely check them out and PM me if you have any questions/concerns!

@Jeffrey Donis where is this multi family group run out of? Is it a Facebook group or another platform?

Interested in learning all I can about multi family investing.

    Thank you

Thinkmultifamily is a program that is based out ot TX but they work with people nationwide. I am in NC for example. Full disclosure, I am new to the group, however I have loved it since I joined. I have learned a lot already, been able to get in touch with multiple people in the group and the majority are actively doing deals (and as I am sure you know, the more people who are in the business that you surround yourself with the more you can learn and grow in that direction). They are willing to help out in any way they can- and the leaders of the program are extremely responsive, nice, helpful, and successful. If you are serious about it check it out! It does cost to get FYI however almost all do.

Let me know if you have any questions or concerns! PM me if you have any more questions.

    Thanks!

Hey everyone—saw some of the back-and-forth here and wanted to share my honest take, since I recently went through Michael Blank’s Mentoring program and just closed my first deal.

Quick background: I come from the business world—built and sold a couple property & casualty insurance agencies. I started my real estate journey in 2021, and before joining Michael’s program, I actually spent a year in Grant Cardone’s $20K/year program. That gave me some foundation, but I still hadn’t closed a deal.

I joined his program in 2024 and just closed an 18-unit in Tampa in March. We bought it for $2.5M, and I’m repositioning it as a fully Section 8 property. With the projected rent lift and improvements, I expect it’ll appraise in the $4.1M–$4.2M range when stabilized—so there’s a real shot at creating $1.5M+ in value.

It wasn’t smooth sailing, and I don't think I would have gotten this deal done without the mentoring and structure and support.
Having said that, I do agree with some of the posts here: if you’re just looking to buy a duplex or a small rental, mentoring might be overkill. But if you're trying to raise money, build a team, and take down bigger deals, I think it’s a game-changer. It was for me.

    Happy to answer any questions.
