I have been recently looking at some multi-family units and some of them come with HAP. I wonder whether you consider this as a pro or a con? Those units seem to be easily rented out and usually come with waitlist. However, I wonder whether there are any drawbacks, I.e., tenants are not treating the unit as good as those who are paying themselves?
I have some of these units. I get superior rent and long term tenants. I think it is true that the tenants have more wear and tear. But tenant behavior has been positive.
