What are Cash Investors usually looking to make as a Cap rate?

Looking to wholesale a Multi Family property and trying to do numbers and would like some thoughts on cap rates in the Philadelphia Market zip 19151? How much would I figure in for Rent 1/2 bed units in that area?  Would love any input from people investing in that area.
