I see a apartment complex for sale for 4.5 million. Is close to a major university. This my first time can I get a walk through on what to look for and how to get the ball rolling. Thanks in advance for your time

It's a fairly complex process. Joe Fairless's Syndication School will get you started. www.Syndicationschool.com.
He also has a great book on the topic. https://www.amazon.com/Best-Ever-Apartment-Syndication-Book/dp/0997454326/ref=tmm_pap_swatch_0?_encoding=UTF8&qid=1574540045&sr=8-1
Odds are - it's not a great deal. These days we're having to look at around 200 properties to close on one. That doesn't mean you shouldn't look at it, though. Go through the steps to determine if it's good. If it is, keep going. If not, keep looking.
