@David Smith hi david, I set them up for my clients all the time.. Easy to get is subjective.. easy for a player who has been in the game, hard otherwise.

Line of credits given Usually as a multiple of your liquidity , checking, savings , Iras etc..

    (10x, 8x etc)

Usually 80/85% LTC with a 3 week set up time 12 -24 month line open with a 12 month term per draw on the line.

Something like that. Lenders for these products want to see track record and liquidity.

@David Smith  Obviously, @Eric Johnson has a lot more experience with these than me.

My first question is: do you really mean line of credit? Like an unsecured line? Or are you talking about a HELOC, with your investment property securing the note?

I have a HELOC on my duplex. Fairly easy to get through Huntington. They look at standard items, Debt to Income ratios, obviously value of property. But that property is owned in my wife and my name, so it is personal property and line of credit.

I did not find any major banks that will do HELOCs on properties owned by LLC. Admittedly, I didn't look hard or go to any loan brokers.

@Evan Polaski I kind of assumed he was talking about an acquisition line of credit as OP only said “investment property line of credit.”

Otherwise yes Helocs are very easy to set up and any local bank/big bank can set one up for sure.
