Best Multifamily Syndication Resources

Hello everyone, I’ve been interested in owning apartment communities for quite some time and would like to work with a more experienced partner in the future. But, for now, I’d like to educate myself as much as possible. I’m 22, pursuing an engineering degree in Colorado Springs but have grown up in Atlanta, GA.

In your opinion, what are the best books, tools, calculators, podcasts, etc. to get started?

My goal is to land my first syndication deal with a mentor in the next 12 months. Anything helps!

@Matthew Cooper Check out the resources listed below.

Book: Best Ever Apartment Syndication Book by Joe Fairless
https://www.amazon.com/Best-Ever-Apartment-Syndication-Book/dp/0997454326

Podcasts: The Real Estate Syndication Show with Whitney Sewell, The Apartment Building Investing Podcast with Michael Blank, Multifamily Investor Nation Podcast with Dan Handford

Underwriting Tool: Syndicated Deal Analyzer

@Matthew Cooper I would start coming to some of the local meetups, specifically the Third Space Coffee Meetup the 1st and 3rd Tuesday of every month.

There are several people there that are experienced in Multifamily.

    @Charles Seaman

Happy to learn from those who are a little further on the journey than I.

Caught some on your panel at #MFIN Summit.

I’m in Greenville, hopefully we can work together some day!

@Charles Seaman thanks, Charles. I have found Michael Blank’s content and training to be very valuable and have spent most of my time lately subscribed to his content.

Hi @Matthew Cooper it's good to see you are so hungry for MF. Have you heard of the Jake & Gino MF program? It sounds like that's exactly what you need. I'm an investor here in Austin, Tx and am in the J&G program and love it. Feel free to reach out and we can talk a little bit more about it and I can help guide you to a few really good resources either way.

Hi @Nick Sheveland, are you talking about the Gateway to Multifamily program? I’m a bit wary of courses these days but I’m glad you’re liking it. Maybe we can chat to see if it’s right for me!

No it's completely different. I know what you mean about programs though. I was super against them for the longest time myself haha. It's been definitely the best thing I've done though.

@Matthew Cooper my suggestion is that if you want to find a mentor, you identify someone that you want as a mentor and then figure out how you can help them. Be creative and try to add value. Most people in your shoes have a lot of time to give and maybe not as much knowledge, where as most mentors probably have not a lot of time to give but have a wealth of knowledge. If you’ve listened to some of the BP podcasts I’m sure you’ve heard this concept.

    Hope this helps!

@AJ Shepard Thanks for the advice! I’ll network as much as I can to see who I can add value to as an apprentice moving forward!

@Matthew Cooper there is a lot of excellent resources to begin learning the multifamily game. One of the most important things that you're already doing (I wish I started sooner) is networking. You'll gain more knowledge as you continue to study and work towards your goals but as you'll often hear, your network is your net-worth. Continue building relationships with those already active the space and identify your strengths and figure out ways you can bring value to another person.

As far as books in obtaining your goals, I've actually gained more from self development books, goal setting, etc than I have from "Real Estate" books. Don't get me wrong the knowledge is necessary but that will come. So many people will have the knowledge and the know how but lack the drive, motivation, effort and sacrifice it really takes to achieve one's goals. Three books that have really helped change my mindset and help keep me actively engaged are "The Miracle Morning" by Hal Elrod, "Atomic Habits" by James Clear and "Finish" by Jon Acuff. A common phrase tossed around our team is "Be patient but persistent."
