Anyone know of a website that can show on a map the average 2021 rents per city? Bonus points if it can be exported to bulk data and allow for breakdowns by studio, 1bd, 2bd, 3bd.
Costar has this information but you can only search a single city at a time whereas I am needing to aggregate all at once for analysis.

I use large sites with apartment listings to find out what the market looks like. Divide the search up into segments for your analysis, such as:
Studio only, 1 bed, 2 bed, 3 bed
Price range $500-600, $601-700…$1,201-1.300 etc
Make a little grid so you see how many units are available in each range. Note that this site will only have about 3-5% of the listings and will only show the properties where owners are willing to pay to post.
Validate your findings with Craigslist and by calling some apartment buildings in the area.
At the same time you need to know what the median household income is per the city and the sub markets/zip codes within it.

You won’t get a “useful” city rent. You MIGHT get an average or better yet a mean rent. But outside of a town with less than 25k people there are probably 10-100+ different neighborhoods with different rents in every city.
