Does anyone have experience subdividing small, vacant lots in the Dallas area (e.g. ~1 acre or less dividing into 2-4 lots)? Anyone you have worked with to get that done, then subsquent new construction? City Hall lists needing a surveyor to do the division, and I definitely don't have any of those in my rolodex. New build single family contractor references also welcome.
Probably makes sense to go to some planning and zoning meetings and see what questions or recommendations they're making, approving, disapproving.
Remember development is considered to be the riskiest part of real estate. Plenty of very smart and very deep pocketed people go broke becoming developers.
If you are in City of Dallas for example, how long does it get to take building permits and city inspections done? Some people complaining it takes months and months.
What does that do to your financing and other holding costs? If you miss the terms of your construction loan, what are the terms your lender will impose on you to continue?
