Am looking to partner with 2 other friends and buy a piece of land , construct build custom house for each of our families . Curretly the land is sold as single unit with large amount. The question is
1. How to buy this land with combined money from all 3 of us?
2. How to split the land ?
3. How to check if 3 houses can be built there?
Any gotchas before i dip my toe into this ? Your expertise would be much appreciated as always

@Suresh Ram Your first step is to go to the Planning and Zoning office in the county or city the property is located in. Ask them if your plan is doable, and if so, what is required to split the land into three parcels. They should be able to help you get started.

Call the county/city building department to make sure your proposed split land is buildable. Some areas will require a minimum lot space, which could be complicated if you need septic and well water as your infrastructure. Each of those pieces will have a minimum space in between each of those pieces.
