Would like to connect with builders or anyone interested in new construction. I have capital I'd like to deploy and get it out of the market. Looking from the Shoals to Madison area.

Are you looking to do ground up construction and then rent or are you looking to build a single family home and then sell it? And what price point? Are you looking to build a starter home or a larger custom home that would sell for a million or more? The more details you give, the easier it will be to find the right person. At the same time, I would be nervous to partner with someone that I didn't know really well. Partnerships can go well when everything goes smoothly and everyone is making a lot of money. But partnerships can also become ugly when costly mistakes are made or expectations of each other are not met. So I would just be careful in the process of choosing a partner. And I would outline everything (expectations, roles, who does what, where the money comes from, how profits are dispersed etc.) in the operating agreement and partnership agreement before ever buying a property. If there are disputes that come up in the writing of those documents then it's probably not a good fit.
