Visiting Land Opportunities in Pennsylvania – What Would You Look For First?
Today I was visiting a few land parcels in Pennsylvania to evaluate potential investment opportunities.
One thing I always try to verify first is road access. A lot of land looks great on maps, but when you visit the property in person you quickly realize how important access is.
Some of the things I usually analyze when evaluating land include:
• Road access
• Terrain slope
• Nearby development
• Utility availability
• Long-term demand for cabins or vacation homes
This particular area has seen increasing interest from buyers looking to build vacation homes or hold land as a long-term investment.

One thing you might be surprised by is how much they work with the terrain/slope here. It is not uncommon to fill lots or even in some cases to do BLASTING to remove some rock and make a build-able area on property here.
If you are looking at places to build vacation properties, another thing to keep an eye out for is whether there are any lake access rights. There are quite a few small lakes where some lots off the lake have deeds rights to access the lake.
