Possibly purchasing a lot 3600 sq/ft. Any weird rules/regs regarding new construction of homes near the coast in Ventura CA? Seller will carry the note so ideally I buy it, build duplex, refinance after a year or two, pay the seller off, and then have a beach house that can rent for under $500,000 in SoCal.

Not a rule/reg, but I would wonder whether the repairs/rebuilds from the fires still have contractors in Ventura tied up. Might be difficult and/or expensive to hire someone at the moment.

@Jonathan Jaime Velarde - Jonathon, depends on how close your property is to the coast. There are coastal commission guidelines in addition to the zoning and building department requirements. DM me if you need more help with the design and permitting.
