How do I get access to the MLS without being a realtor

Question

Hello all, hope you are all having a great weekend. I am currently saving up for a multi-family property. Finally in a position where I can save good enough money to get a couple of multifamily properties a year. I need a little mentorship or even someone who's willing to save me from making silly mistakes.

More than anything I really just want to get a good understanding of how to find great deals before they show up on Zillow.

@Joseph S. When something goes live on the MLS it goes live on Zillow as well.  Access to the MLS won’t t you deals before they go live it will get you access to live deals which Zillow also has.

We provide this as a free service to the public through our company website.  You can see any property listed for sale, price per sq ft, days on market, average sale price, etc…

There are probably local brokerages doing the same thing in your area.

If you are looking for off market deals… that’s great but so is everyone else I have ever met.  They would like the best off market deal, at a below market price, and they would like an investor focused agent to bring it to them on their first deal.

If you want off market you can, do direct marketing for it, go to auction, or get lucky.

The majority of really great off market deals go direct to well networked investors that have a great history of closing deals with wholesalers.

Facebook is the number 1 social media platform for real estate. Search for wholesale network groups and pages within your town. Join, follow, and sign up to everyone’s buyers list. the leads will start to flow before you know it. Just remember if your get a off market deal from a wholsaler or website. A savvy investor has already turned it down. This does not mean you can’t make money.

Just understand you probably have not hit a goldmine. Every now and then a new wholsaler who does not have a good buyers list will post something that is a six figure profit.

If you have not done this before. I recommend you find a realtor/mentor that does this for a living and have them guide you through the contracts, negotiations, and closing. Pay them a little commission and save yourself from some costly mistakes.

Multi family deal can be challenging to find off market if your new as well. They go for a premium off market. And unless they’re overpriced they never get seen by the public.

Just written contracts from one investors inbox to another’s. Also, try to learn how to find motivated sellers from these groups. My best deal have come directly from the seller.

Zillow can have a slight delay with on market deals. A lot of investors have real estate licenses and/or a Realtor to search for rare on market deals. Happy Hunting!

just an fyi, if its on the MLS, it'll be on Zillow within hours or minutes. Off market guys like us are marketing direct to sellers and striking a deal  with them directly.Many of the properties picked up off market wouldn't be able to be listed due to condition.

Become an agent or appraiser. Those are the only 2 choices to direct MLS access.
