I have worked with a wholesaler in the past who allowed my buyer to use financing because we were able to close quickly and the seller/buyer had a mututal agreement to the wholesalers requirements.  It depends on the wholesaler and being able to utilize creative financing.

Wholesalers sell creative finance deals as well. Cash is typically the only acceptable financing due to the properties condition and timeline to close.

In my experience all the ones i've worked with take hard money loans. Most large hard money loan and large wholesalers already have relationships from sharing flipping clients.

Are mortgages or creative financing also something whole sellers would look at?

Yes as you need to close quickly Me, I only deal with cash buyers, and I am not a wholesaler.

The Smart wholesalers wholesale subject to and owner finance deals as well. I’ve bought subject to deals from wholesalers.
