Where to find assumeable VA Loan houses?

We are trying to find a house for sale where we can assume a VA Loan, but so far can't figure out where to find them. Anyone have any tips or resources?

At this point, for the right house and loan, we'd move almost anywhere.

James - I am local to Ventura County and have helped multiple folks with VA Loan assumptions.

I search the MLS for listings with FHA or VA loans. Some agents include the assumption option in public or private remarks.

I also use property radar to search loan info on local properties.

With the Navy in town there should be a higher number of VA mortgages there. Look for military and civilian workers selling their homes, for transfers out of town, or trade ups for bigger homes. Contact real estate agent, telling them that you are a buyer looking for the assumable VA mortgages. Don't ignore assumable FHA mortgages also. Friends at a title company could tell you people who settled with VA/FHA mortgages. Search courthouse records for assumable mortgages, some USDA mortgages may also be assumable. Look at lists of properties that are on the Sheriff Sale, and Tax Sales, as some of those could have assumable mortgages, and provide a list of potential assumable mortgages, where the owners are potentially losing their properties.

The easiest way to find them yourself is using the keyword search in Zillow. While not every agent will put VA assumable loan in the listing many will. You can also us search terms like financing, assumable, or other variations.

There is no easy way to find them. Sometimes they are listed that way on the MLS as @Mike Robb said, but that's a needle in a haystack search thing. I can tell you that this - "At this point, for the right house and loan, we'd move almost anywhere" means your search is too open. No one really wants to move almost anywhere just because you can assume a loan. You are floating an idea, but you have to tighten it up because it will make the search for the assumption easier if you target certain locations and get some help with those.
