Tools We’re Using (and Loving)
Chatbots for Lead Gen: Tools like ManyChat is great for handling FAQs and sorting out the tire-kickers from the serious buyers, huge time-saver.
Predictive Market Tools: Platforms like HouseCanary or even Zestimate help spot trends early and get a better read on comps and potential appreciation.
Content Help: ChatGPT makes writing listing descriptions, social posts, and blogs way faster, seriously, it’s a game changer if you hate writing.
Voice-to-Text Tools: Otter.ai is great for transcribing walkthroughs, and Descript can turn audio into usable marketing scripts without hiring someone.
Smart CRMs: Follow Up Boss and HubSpot use AI to score leads and keep follow-ups on track, makes it way easier to stay organized.
My Thoughts:
Chatbots can save 10+ hours a week just screening leads.
AI-generated content gets listings prepped in half the time.
Some chatbot replies feel... robotic. People still want a human touch.
Predictive tools are only as good as the data—garbage in = garbage out.
AI-written content can feel bland unless you go in and tweak it to sound more “you.”

I would focus on lead-filtering with quality. I am actively researching on how to filter and notify quality leads to realtors so that it saves them time and they focus on what matters to them the most.

One thing that has been a game changer is using AI to pre-screen deals before I spend any real time on them. I feed in the listing details, tax records, and a few comps and it spits out a rough rehab estimate and projected returns in minutes. Saves me from wasting hours on deals that don't pencil out. I've also been using it to draft tenant communications and organize maintenance requests. Nothing fancy -- just cuts out the busy work so I can focus on the stuff that actually makes money.

Most of us do not realize we have all use machine learning to retrieve data. When you punch in a few characters of a sentence of past data you are already using AI. I probably should develop more tools for business but using Chat GPT makes me stand out in front of others. I am searching H2O well meters for agricultural farm in the area. It spit out several suppliers for client. Cost of repair or replace heaters, parts and labor allows me to come up with district data that used to take many calls to get at one's finger grip.
