Converting a Hotel/Motel into Appartments. What is Y'all Opinion

Hello BiggerPockets community. 

Me and my brother were talking and basically game planning when it comes to investing in rental properties. He has an idea. He buys tax liens and deeds however, he heard of a company who buys run down hotels/motels and converts them into apartments. From what he was told that company has been very successful doing it. 

Has anyone in the BiggerPockets community ever done this? Any advice? What is y'all option?
