I'm having a hard time finding deals that make sense. Sellers want premium prices for fixer upper homes and then get upset when they won't sell for months

Biggest pain right now is realistic deals; seller expectations are still lagging while labor and holding costs bite. My fix: tighten the buy box, stack 2 exit plans, and front‑load contractor vetting with small test scopes before handing them the whole project. On capital, line up two lanes in advance private money or HELOC for speed, bank loan for cost and use the fast lane only if margins still work after a vacancy, overage, and timeline slip.
