With competition heating back up, what unconventional offer terms or deal structures have given you an edge this year?

 Hello Noa,

Structures and tactics will likely depend on your local market, property type, demand/interest for the subject property, etc.

That said, for residential Real Estate deals in New York, we've had success with:
- Escalation Clauses
- Shorter loan commitment date deadlines
- Waiving contingencies (i.e. inspection, financing, etc.) *This is risky for many reasons so proceed with caution!
- Appraisal gaps
- Increase contract deposit amount

In other markets; people shorten inspection/due diligence periods, pay seller's closing costs (i.e. transfer taxes), offer to pay a higher EMD.

That said, the best 'tactic' is knowing your #s, knowing how to underwrite the deal, AND knowing how to establish a relationship with the other party (i.e. seller, seller's broker, wholesaler, etc.).

    The age old tactics haven't changed...

    - Waiving inspections, "As Is" or shorter inspection period. 

    - Cash is always king.

    - Appraisal gap.

    - Higher EMD or nonrefundable.

    - Flexible closing.

    - Lease back after closing (for a short period).

    Hi Noa, with competition heating up, we've found a few unconventional ways to stand out. One is using EMD financing, which lets us make strong offers without tying up our own capital. Combining that with flexible closing terms and quick inspections has really helped give our offers an edge.

    It always helps to let the seller know your track record. Anything that builds their confidence in your ability to close will have a significant impact. The highest offer doesn't always win, the most secure offer wins.
