Hi Stephanie,

I see a lot of value in light commercial and multifamily right now, because people are not buying them as personal homes as much. Some commercial properties are selling for half the price per square foot as nearby homes. I would be interested to chat about your FHA loan experience!

@Stephanie Cortez As RE investing gets more complex and cities like Philly are getting tougher, the savvy investors are doing well and buying up opportunities, the newer investors are often stumbling through their first acquisitions and learning the hard way how resilient they are (or are not) and the folks in the middle are hopefully working on getting smarter and more careful about everything - vetting tenants better, being smart about renovations and maintenance, exploring alternate strategies when necessary.  My 2 cents

Not a Philly investor, but my clients just bought a beautiful townhome and it over appraised. Always great seeing that. They plan on living there for a few years and moving to a larger home while renting that one out.

Personally, I aim for Allentown suburbs as I am not accustomed to much when it comes to good locations in Philly. I aim for cashflow while I'm in the infancy of my investing career. Later on I will aim for appreciation.

What do you typically see investors leaning towards in Philly? Is it a cash flow friendly market or an appreciation game?
